About UNSW

At UNSW, we pride ourselves on being a workplace where the best people come to do their best work. We aspire to be Australia’s global university, improving and transforming lives through excellence in research, outstanding education and a commitment to advancing a just society.

About the Role

Facilities Management (FM), within Estate Management (EM), provides operational support services, utilities, repairs, and building maintenance to ensure UNSW’s built environment remains fit for purpose.

Reporting to the Senior Manager, Facilities Services and Assurance, the Manager, Facilities Assurance and Operational Readiness provides independent assurance across FM operations without direct reports. The role evaluates control effectiveness across maintenance, building services, and compliance, ensuring technical reviews are prioritised, risks are managed, and systemic issues are addressed with practical recommendations.

Additionally, the position leads audit frameworks, drives risk-based safety and performance initiatives, and delivers clear operational visibility to executive stakeholders. The Manager also leads the operational transition of new and refurbished assets into FM, establishing robust handover frameworks across asset data, documentation, defects liability, and warranties to guarantee long-term compliance and readiness.

The successful applicant will be required to undertake and have experience in the following areas of expertise:

Develop and lead an independent Facilities Management audit and assurance framework to evaluate control effectiveness, statutory compliance, and contractor management across UNSW facilities.

Leverage data insights and tracking dashboards to evaluate building performance, resolve control gaps, and drive continuous operational improvement.

Maintain centralised oversight of audit findings and inspection actions, ensuring risk-based prioritisation, clear ownership, and integration into technical maintenance plans and capital priorities.

Design and govern end-to-end operational readiness frameworks to manage the transition of new, refurbished, acquired, and leased assets into Facilities Management.

Establish standardised handover requirements for asset data, O&M documentation, statutory certifications, warranties, and fire safety compliance prior to formal sign-off.

Oversee Defects Liability Period (DLP) governance and warranty frameworks, enforcing contractor accountability and ensuring prompt resolution of defect claims.

Act as the primary liaison between project delivery teams and FM stakeholders, coordinating resource planning, CMMS data integration, and performance reporting.

About You

Tertiary qualification or equivalent experience in asset management, engineering, construction management, quality assurance, or facilities management across complex infrastructure environments.

Extensive experience leading asset handovers from construction into operations, with deep expertise in DLP governance, commissioning, fire safety compliance, and quality assurance.

Sound knowledge and understanding of building services (HVAC, BMS, electrical, fire systems and plumbing infrastructure), building fabric (façades and structures), general services (cleaning, waste management, pest control and grounds maintenance), and relevant building codes and fire safety regulations.

Proven track record in designing and embedding enterprise audit and assurance frameworks, supported by advanced reporting, analytics, and CMMS integration.

Demonstrated capability in project and program management, governing large data management systems, records filing, and audit processes to ensure audit readiness.

Exceptional interpersonal and stakeholder engagement skills, with a strong commitment to UNSW’s aims, values in action, and relevant organisational policies.
