Residential Property Manager
Job Description
**Summary / Objective**
We are seeking an experienced and organized Property Management Professional with a strong focus on client and tenant relationships. This role oversees a portfolio of 30+ apartment properties totaling approximately 500 units and serves as the primary liaison between property owners and our company. The Property Manager will work collaboratively within a team of Assistant Property Managers, Finance & Accounting and Facilities professionals, to handle client and tenant communication, enforce lease compliance, and conduct internal and external meetings.
**Essential Functions**
- Package and deliver monthly owner reporting—including Executive Summaries, Financial Reports, and Maintenance Records—on or before each contracted due date
- Plan, structure, and lead monthly, quarterly, and annual meetings with property owners when applicable
- Supervise the residential assistant property managers and facilities team and ensure they are properly trained and supported
- Oversee collection of rent, utility, and other payments in a timely manner
- Oversee management of lease renewals and tenant rent increases
- Collaborate with appropriate internal departments to produce annual operating budgets
- Conduct monthly monitoring and analysis of property financials
- Contribute to the development of preventative maintenance policies
- Develop and document property-specific policies and rules
- Maintain and update property records as necessary
- Document expenses, invoices, receipts, and warranties
- Maintain positive relationships with residents and tenants
- Monitor and maintain owner property insurance policies and records
- Monitor and maintain tenant insurance certificates as required by lease
- Assist with the onboarding of new client properties
- Understand and manage the day-to-day operational requirements of each property
- Perform periodic property inspections
**Qualifications & Competencies**
- Bachelor’s degree in Business Administration, Real Estate, Accounting, Public Administration, or Finance
- Minimum of five years of property management, supervisory, or related experience
- Knowledge of local, state, and federal property and housing regulations
- Strong organizational, time and people management skills
- Ability to create and manage multiple timelines, budgets, and schedules
- Excellent verbal and written communication skills
- Strong analytical and problem-solving skills with the ability to develop effective solutions
- Valid driver’s license and clean driving record
- Ability to thrive in a collaborative, team-oriented environment
- Excellent customer service skills
- High standards of ethical conduct and professionalism
